Just as a doctor performs a thorough
diagnosis before issuing a prescription, our design process begins with a thorough research of your project constraints and we prepare a design feasibility report in 2 weeks, called the Needs and
Options Study. The design feasibility serves the following purposes:
- This pre-design phase allows us to remove costly assumptions by uncovering facts and applying them to your design. The more assumptions that can be removed the better your design will be.
- We also establish a preliminary construction budget,
- The design study allows you to explore your goals for your project in a
structure format,
- The design study reduces the risk of making faulty
design decisions by laying the proper ground work up front,
- it clarifies the project constraints (building code,
zoning, & neighborhood requirements),
- reduces the risk of elevated construction costs, cost
overruns, and change orders
- reduces the risk of making false assumptions that will
affect the project during the design process,
- It’s unprofessional for us to issue a design solution
without going through this needs and options (pre-design) phase. It’s a crucial step in the design process. It’s like a doctor giving a prescription without proper diagnosis.
- What this means is that decisions made at the
beginning of your project have great impact on the options you have available later. Investing well early in the process will pay huge dividends over the life of your project.
If after working through this phase you
decide that your project needs have changed or that you no longer wish to work together, this Needs and Options Study is yours to keep with no obligation. The investment for
the Needs and Options Study for Single and Two-Family Residential projects is $1500.00. For Commercial and Multi-Family residential projects the fee depends
on the complexity of the project. Call (504) 486-8616 for a quote.
